"Just got this text from one of my home buyers. "It seems like what we are looking for is pretty specific and is still going quickly" This is in an area where prices are dropping. The housing market is hyper local and hyper niche. The right type/quality/location will still sell quickly"

"Agree. X years ago mortgage rates were closing in on 8%. We are 153bps lower than that today and Nashville Demand is only X% higher. Single digit growth. Contracts are still XX% lower than what the trend would be if we had any form of historic affordability"

"Fascinating trend emerging in Nashville in the lower price points. Look at the comparison October 2023 to October 2025 for Listings under $350K. Approximately the bottom quartile in pricing. 1) Active Listings have more than doubled 2) Mortgage Rates are XX% lower 3) Prices are X% lower Yet we are still seeing a transaction crash (21%) in this price point. Why (FWIW the trends are the same for Greater Nashville but not as pronounced as Davidson County)"
