Remember the subvention scheme? - The builder tells the home buyer to pay a small amount say X% & the remaining XX% to take from the bank as a loan. - The advantage? Till you get the possession to the house, the builder will pay the loan EMI. - Now understand, it’s a Tri-Party agreement between Bank, Home Buyer & the Real Estate developer where the loan is on the name of the home buyer, its just that it is structured in a way that the EMI is paid by the Developer till possession. - Advantage to the developer - In this the bank pays the entire amount to the developer vs in a normal loan where the bank pays as per the slabs ready. - The problem - Now if the project gets stalled & there is a delay & the developer stops making the EMI payments, the bank catches hold of the Home Buyer. This is happening currently. - So, neither does the buyer have the house & now also expected to pay the EMI which was not the original agreement in the subvention scheme but because the loan is in his name. 1000's of home buyers were facing this problem especially in NCR.
