"i agree. to me if they killed the main operating business tomorrow and you just bought the rental business for 39m USD it is a significantly better deal than anything i ever see on real estate twitter or deals friends get into etc. in reality the real estate portfolio compounds tangible book value way faster because the operating business still prints money even in a cyclical trough. On top of this management is great at making money - contract construction has made up for any weakness in precut materials at the moment I expect their new move into siding materials to work out. there is no"

"CS Lumber ($7808) numbers are out. shares outstanding 1.85m. 3200 yen a share = 39.1m USD market cap. quarterly net income 1.3m usd. quarterly rental revenue: 2m usd (8m RR so paying 5x rent). quarterly rental earnings: 1m run rate rental earnings (post depreciation): 4m. the newish contract construction business is at almost 3mm LTM earnings up XXX% YoY. earnings guidance: 7.86m USD net income (so 5x net income). Keep in mind we are depreciating all the real estate - if this were a japanese REIT we would look at cash flows and ignore the high PE. in this case the PE is so low it doesn't"
