In 2006, I wrote a lengthy post on our listserv about the wild housing market trends. My peers, mostly pre-med teens and early 20s, weren’t interested, which was understandable.
I knew little about Mortgage-Backed Securities, credit default swaps, or topics from The Big Short. I just noticed family and friends, despite financial struggles, buying homes in upscale areas at exorbitant prices. The frenzy was evident.
My parents considered buying but avoided the teaser rate trap many fell into.
Two years later, the Global Financial Crisis hit.
This taught me to rely less on CNBC and observe my surroundings more. Financial TV reports past events, not future ones.
Most of my wealth growth in the last two years came from long-dated options on cruise lines ( $CCL, $NCLH, $RCL, $VIK). While CNBC called the industry dead money, I saw packed boats and bookings sold out 12–18 months ahead. After analyzing their debt, I found many concerns were exaggerated.
