"Shawn is a friend of mine and Im not trying to take his money The reason I say this is because people come to me all the time with exchanges asking me to place funds and Ive heard this story so many times Im not looking to make a deal Theres a XX% chance that they dont close based on the X% cap ask and the short timeline Its very hard to do If they do get closed it will be for the cap rate that is much lower I would be delighted to be proven wrong but several hundred reps tell me otherwise"

"Everything you said sounds legit and I agree with But whats gonna happen is youve got XX DMs three of those are legit deals He might like one of them Hell do some due diligence and for some reason it wont work out theyll be two weeks left and hell be scrambling Then hell decide that hell either go out of the area or reduce his cap rate significantly Then hell have to decide between a so-so deal or no deal & taking the tax hit Im not saying this to be mean Ive just seen it so many times"
