"The Bad: Raising rents to market and fully leasing up the space only gets the valuation to around $475k (with conservative opex and rates) There is not enough meat on the bone to make much more than a XX% IRR over X years. I would rather just put my money in the stock market. this deal doesn't meet my hurdle rate I also feel my market cap rate of XXX% is a little bit aggressive but mostly justifiable given the asset"
