@ArchKennedy According to @nickgerli1, Blackrock, et. al., are divesting from SFH stock.  Particularly in FL and TX, but also in the PHX area.  The carry costs vs. cap rate just don't pencil for them.  This is triggering huge downward price pressure in select areas.  And looks to be spreading
