1) Rents would be even higher if Airbnb wasn’t restricted.

2) There are quality of life issues for long-term residents from allowing random owners to turn their units into nightly hotel rooms.

3) More hotel rooms is the best path forward, especially ApartHotels and tiny APA or citizenM-type rooms.
