There was chatter of Mumbai brokers not being very supportive of the “outsider.” In response DLF launched one of the most lucrative brokerage schemes for brokers. Given DLF’s past in Mumbai and the competitiveness of Mumbai’s market - a wise call to price the apartments below expectations. Many Mumbai observers have suspicions of the sell-out stories in NCR - me included. I worry if Traders are a big percentage of the buyer base. Given the payment plan of DLF here which demands a sizeable upfront amount, hard for Traders to be in big numbers. Besides in Mumbai - stamp duty is paid upfront unlike in NCR. Agreement is registered. So the sell-out story is easily verifiable. There are too many checks and balances in the entire chain which is why no major player overstates their numbers in Mumbai. A typical Mumbai buyer is an end-user so I’m certain that the time to close transactions would have been longer than DLF is accustomed to in Gurgaon. Every detail would have been asked. Given the entrance of a heavyweight - I expected greater enthusiasm from the home buyer for this launch. Smaller brands with smaller layouts have created more buzz in the past. Perhaps the possession date being June 2032 and a steep upfront payment deterred the end-user. (A factor that is hurting Oberoi’s sales in Thane as well) With that in mind, I suspect the Investor has played a key role in the launch. This Mumbai launch would probably have the highest % of investors the city has seen in a long long time. Even within the pool - I think NCR and NRI investors would be key players.
