Finalizing quotes for a 51-unit, 8.2k sqft storage facility expansion.

Work should be starting in August.

Total projected cost to build:
- $39/sqft
- ~$320k in total
- projected income: $5.2k/month
- land could end up costing $XXXX

TLDR on this property:
- Called an old farmer (see quoted tweet for how that went)
- Bought a storage facility + duplex for $1.1M in 2021, appraised at $1.45M on closing day
- Everything was pen and paper, brought it to the 21st century, raised rates, rented out empty buildings
- Got approved for XX new units, built and rented in 2024 for $100k
- Got friendly with the neighbor next door
- Took a second mortgage for $200k, bought the house and X acres next door for $435k
- Before closing on the house, spent 8-9 months getting the XX units approved (see replied tweet)
- Closed on the house, got BLA and permits approved by June 2024
- Rented the house, cash flow was negative $400/month
- Refinanced in July 2025, finalized BLA, took X acre from the house, house appraised at $450k, now breaking even each month
- With that X acre from the house we can build XX new storage units thatโ€™ll bring in $5.2k/month

Numbers:
- Storage facility + duplex: $1.1M + $200k second mortgage
- XX new units: $100k (50% cash)
- House next door: $435k
