Essentially I was counting on the market to assume the vacancy risk was higher than it was, which means that they wouldn’t pay as much for the deal as I would

After a few months, the perfect deal came across my plate

Fully renovated but totally vacant. The rest of the market balked, assuming that it would be very difficult to lease up the units

I knew that the vacancy risk was literally zero, so I scooped it up
