@russellgates_ @InvestSpecial Purchased in 2014 for egregious $253M. Today: XXX% cap on the retail = $120M + office worth $XXX PSF (no recent $700+ PSF Soho trades). All-in conservative $175M.  
Some hidden value. Recent buybacks but blew $190M on $ losing acq & still FCF neg...could be cheaper?
