What if you could buy and hold it?

Purchase is $552k and ARV is $725k. 
It would need $25k to be rent ready. 

In theory you are picking up $148k in equity on the balance sheet

House will rent for $3200
BUT debt service is $3500+
Losing $XXX a month 

However there is a detechaed garage and a large yard. Perfect area for an ADU 

Lets say you spent $150k on a 600sq foot ADU, garage conversion + add XXX sq feet

It would rent for $2500

Now our gross rents are $3200+$2500= $5700

Basis is $727k
Debt Service is $5000
Rents are $5700

This is no money out of pocket

Now the debt is paying down, tax deduction, appreciation is all working in my favor and I created $200k+ in equity

But I am a house flipper and I need income - so we sell when we should be holding.
