Did ~$4.5M in value add.

Renovated units, clubhouse, pool, and gym.

Just appraised for $41.5M for Fannie cash-out refi.

Returning $5.5M of LP capital,  $1.5M in bank, dropping rate from XXX% to 4.8%, fixed, X yrs, full term I/O.

Win.
