Sincere advice - Dont fomo man. Canada has 15+ yrs of RE bear market. Any house right now shouldn’t be considered an investment and you should def not worry about increase in prices any time soon in the next several years. 
Buy only if your monthly payments will be less than the rental, and if in X yrs your rental is less than 150k as prices will be correcting. Don’t get caught with a big hefty loan 🙏
