These assets were acquired for an average Price/SF of ~$99.

At the close of escrow, the estimated all-in re-tenanting costs were +-$85/SF.

However, the real costs really depended on the ultimate transaction performed:
- Owner user/vacant sale: $X - $13/SF
- Lower tier (discount/thrift): ~$50-$55/SF
- Moderate tier (grocer/fitness/Ross): ~$100/SF

So where have they landed?

As of now:

Sold (5):
- X Investment Sales (avg $257/SF)
- X Owner-User/Vacant Sales (avg $194/SF)
- X Auction Sale (price unknown)

Marketed for Sale (7):
- X stabilized with tenants like Savers, Ace Hardware, Grocery Outlet, Dollar Tree (avg $303/SF)
- X marketed vacant/owner-user ($182/SF)

Recently Leased (7):
- Last tranche of assets have been largely leased out to single-tenant operators in 2024/2025. These include tenants like Grocery Outlet, Dollar Tree, Thrift Store, Planet Fitness, etc.)
- Expected pricing: ~$300/SF (estimate)

The overall trend has been leasing towards lower cost-of-entry tenants (e.g. discount / thrift).
These deals can be fairly lucrative.
