I once put $XXXXXX down for a house I wanted to rent out to a Section X tenant

RE investing is not as easy as people make it out to be

thought I'd generate cash flow on easy mode with RE + Section X

...and they do, until something breaks.

On that $70K down, I'm cash-flowing <$3,000 per quarter

Under $12K/year on $70K isn't bad – but one leaking roof or bursted pipe means I'm down to $X (or potentially in the negatives)

I get that to make real money in this you have to achieve some level of scale, but moving forward I'm way more interested in investing in multi-family projects as the math makes way more sense.
