How I found all X rental properties right off the MLS:  

- Listed >45 days, no photos, unresponsive realtor - made lowball offer and was accepted  

- Listed >45 days, overpriced and had X price drops - made lowball offer and was accepted  

- Listed >30 days overpriced - made lowball offer and was accepted   

You'll never get a deal if you don't start making offers
