In So Cal, the average flip is purchased in the $800k - $1mm range and sold for a $50-75k net profit 

There is no shortage of groups who will flip for $25-40k profit and go for volume 

Most are leveraging XX% to ARV so the ROI looks amazing 

Then annualize it and it looks to be 30%+ and you think your buffet 

To much risk for too little reward if you ask me
