1/ Thought experiment time! (disclaimer, there are a lot of assumptions built in that are arbitrary).

When bitcoin moves from 118k to 200k, and assuming the XX year UST yield drops back to 2%, which I don't think it out of the realm of possibility in the next 1-2 years...
