"Completely wrong. A primary home doesnt pay a cash dividend imputed rent is consumption. Net housing yield after property tax insurance maintenance/capex HOA and interest is far 5%. Saved rent isnt extra return; its your shelter cost. 5:1 leverage adds rate/price/default risk. Claiming you can reliably beat the S&P XXX by 5%/yr with similar risk is nonsensical"
