Just because your neighbor sold their house for more than they bough it for doesn't mean you started making more money all of a sudden. But that's how the system works. I don't mind paying property taxes and can afford to pay more but there are a lot of people like my parents and in-laws that bought who are on a fixed income that keep getting hit with higher property taxes. LNG is a bit easier because you can pencil in capacity and fixed liquefaction fees and weigh against cost of capital. Its a bit harder for $VG vs something like $LNG because $VG has a lot more exposure to spot prices. At current $VG price and a lower rate environment on the horizon I dont think you could wrong if your time horizon is long enough"
