"Perspective 2: Rent Savings Jamaicas X% rental yield on J$25M = J$1.5M/yr (J$125K/mo before costs). Living in it saves that vs. renting. Renting it earns me that. J$40M (cost plus renos) loan at X% (BOJ trend) = J$240K/mo J$2.88M/yr. Savings cover XX% of mortgage"

"Break-Even & Protection: At X% interest J$1.5M rent savings + J$37.1M real gain outpace J$2.88M/yr mortgage cost over X yrs. Youre insulated from inflation (unlike cash losing 3-4%/yr STATIN). Loan ties to J$45M cost not J$70M value. smart leverage if you ask me"

"Hey @yaneekpage @davidmullings love the mortgage debate But not all mortgages are debt traps. Homeownership isnt just debt. Lets explore it for personal use: 1) appreciation vs. inflation 2) rent savings. Start with a KNG X case: J$300K in 1987 J$25M in 2020 now J$70M (+ J$20M renos)"

"Original Home Owner (1987-2020): J$300K in XX CPI-data (2010=100: XXXX to 170.98) = J$20.8M in 2020. Sold for J$25M a XX% real gain but real compounded returns (30 yrs) 0.56%. Not great but held inflation over XX yrs. Rent savings not factored yet. So you beat inflation"

"Why was XXXX% returns okay: Back then Jamaicas X% rental yield on J$20.8M = J$1.25M/yr rent saved (or earned). So if you rented it (or paid rent) you receive (or pay) X% of the cost of the property. At 6-8% mortgage rates (BOJ) it offset costs + no rent hikes beat inflation (CPI-data 4-6%/yr)"

"Perspective 1: Capital Appreciation J$25M in 2020 now J$70M in 2025 (with J$20M renos). CPI-data (2019=100: XXXXX to 143.50) = XXXXX% inflation. J$25M J$32.9M. Real gain: J$37.1M (70M - 32.9M). Way above inflation: renos + Kingston X boom did it"

"Quick thoughts on your points (Keeping a # of things constant): - CPI vs. PPP: Deval (approx. XXXXX% annual vs. USD) is valid but CPI captures local import/JMD impacts for affordability here no need for global PPP. - TCO: Agreed including 1-2% maintenance 0.5-1% taxes insurance and hurricane fixes. But owners gain equity while "saving" rent (e.g. X% yields = J$100K/month on J$20M home). Let's hold this constant. - No rent hikes: Holds if ratios stay approx. X% (Kingston avg.). rents track values but owners fixed principal paydown. Again hold this constant. - Variable mortgages: Fluctuate on"
