"I'm not a broker but here's my suggestion: Tenant calls me to tour a space (no agent). I tour them space with them (no agent). I give them a list of commercial real estate lawyers that can negotiate contracts for them. They ask for a LL proposal. I send them one with the terms wed like to offer. Tenant tells me they hired a lawyer to help them draft a counter. That earns my full commission after Ive done all the work"
