One of the buildings was previously occupied by a single tenant but we are going to split it into X units and rent it out at a much higher $/SF So Ill be going in with my dad cleaning it all out and building demising walls. I said: well we are offering above asking on rent and are very sound financially and can sign a lease tomorrow He didnt care. His logic was that he didnt want to switch to my guys and piss off the current group. Then if my guys bail he ends up with no deal Probably one of the dumbest things Ive ever heard. I remember my first day of cold calling I would get a VM box and scheduled my next call to be the very next day. Yes. I was going to call that number every single day cus I assumed I was supposed to. Of course now I realize that's absurd Calling once a week for cold leads is plenty of a time gap. also using different numbers for each call to increase your chances. Cold calling is a bit of an art and following up is a balance of consistenty but not being too"
