"$GRBK announced yesterday announced the opening of a new community Lowry Trails in Princeton Texas. It is expected to feature XXX homes with prices starting in the high $200Ks. Princeton according to the press release was recently recognized as the fastest growing city in the U.S. The main reason I bought $GRBK was because they are laser focused on the highest growing areas of the country. They are very intentionally not a national builder like $LEN or $PHM. They only build in markets that have robust demand and growth which has consistently delivered better margins compared to the industry"

"$HIMS end up announcing the launch of menopause treatments before the earnings call. Stock is up almost 6%. Obviously this won't have any affect on the Q3 numbers but it's encouraging to see another vertical launched in quick succession. I think it will be too early to get any real color on the menopause category but we should get some decent insight into testosterone. I am also looking forward to seeing if they have other categories that are being launched soon. We knew these would be the next two. What comes next"

Turned GAAP profitable two quarters ago. Raising more from lenders consistently. Rate cuts are expected again. Add value to lending partners and banks with no downside for the latter. "$HIMS is getting killed today. Scheduled or not Andrew Dudum engaging on the conversation of a potential short squeeze albeit simply an emoji right before news of him selling shares is a horrible look. I still like the company long term but that did not display good judgement. I think it is a net positive for CEOs to interact with the retail community and X provides a unique platform to achieve that. I don't think this can even be considered a hindsight 20/20 scenario. To act like a short squeeze could be on the horizon (which may be true) when you know that you have shares being sold right"
