"Real estate problems: Spoke with a guy yesterday that has XXX doors all are around XX% leveraged. The only reason they cash flow is he owns a management company. So they make the management fee they would otherwise. But he messed up. He bought XXX additional units almost nothing down from another local investor. They were supposed to be relatively in good shape. They weren't. He used millions in cash and refinance of his other properties trying to save them. But after a few years he gave up. He sold them back to the guy that he bought them for. That guy made out great. This guy didn't."
