"Its surprisingly common for commercial tenants to neglect their upcoming lease expiration and be forced to ask the landlord for a short-term extension while they figure out what to do next. When this happens I like to tell the tenant theyll need to pay holdover rent but that well credit it back if they sign a long-term extension within a certain amount of time. If they leave they paid holdover (as they should have) and if they stay they arent penalized for the delay. Each month they remain in holdover it becomes more expensive to leave and easier to stay"
