"Opendoor provides the illusion of the "evolution" of the residential real estate "process". That's it. Anybody who actually knows residential real estate knows it doesn't work in a remote detached sense at scale over time. As long as they actually buy houses (i-flipper) they are exposed to crazy carrying costs and risks. If they pivot away from actually acquiring homes they lose the only moat they have: offering below retail fast convenient money and transaction. All in all its niche for a reason. In a hot market they are outcompeted. In a stagnant buyers market they have the same issue other"

Because "AI" and attempting to buy to most suitable easy flips that homeowners are willing to sell them below market in exchange for quick buy side transaction. Then they hope they can sell it as fast as possible (terribly costly holdover) for a profit They have been doing this for some time (decade) and so far have burned"
