"Space planning is important for tenants esp. on the corporate side for commercial real estate. So not just for the design of the space now but also for potential expansion in the future. May opt to take more space now. Or push for right of first refusal (ROFR) or offer (ROFO). Landlords push for ROFO vs ROFR since former more landlord friendly. ROFR may drag & kill other deals. That said for tenants this is a forward-thinking approach considering growth vs being reactive. Most renewal negotiations focus on year X. Smart tenants think about years 2-5. Your business will change. Market"

"Tenant credit analysis applies not just for apartments like above but also on the commercial side of real estate investments. Taking a calculated risk on if tenant will make it or not. May ask for higher securitization e.g. security deposit letter of credit (LOC). That said a low-credit tenant may struggle w/ making rent payments & you could get into delinquency & collections issues etc"

Running leasing (commercial); hold-sell analyses; refis recaps dispos etc. But passive income is not passive if you manage the property yourself. Tenants need things. Vendors ask questions.
