Vacancy so low and solid small bay space in a good area. nothing is vacant around it (accoridng to google maps) I would build a tenant list of trade users who value outdoor storage and access price to drive tours offer a tight TI package and push for speed. In parallel I would get clarity on SiteOnes 2026 renewal decision before I underwrite a tight exit cap.
